828 Space: Mixed-Use Adaptive Reuse Architecture in Midwest City

From Neighborhood Salon to Mixed-Use Adaptive Reuse Destination

The 828 Space is a two-story, 3,000-square-foot commercial building in Midwest City, Oklahoma, reimagined as a flexible mixed-use hub designed to support small businesses, local makers, and community gathering.

Originally a full-service neighborhood salon with a 40-year history in the building, the property has been transformed into a destination that combines architecture, interior design, and branding under one roof. Green Couch Design led the project end to end — reconfiguring the floor plates, refreshing the envelope, and developing a place-based brand identity that ties the entire experience together.

Select original elements — including salon chairs from the building's four decades as a community fixture — were thoughtfully incorporated to honor the site's legacy while signaling its next chapter.


First Floor — A Community of Small Businesses

The first floor was redesigned to maximize rental potential and bring diverse, complementary businesses under one roof:

  • 828 Local — a curated retail concept featuring booth rentals for local makers, supported by an in-house brand identity Green Couch developed alongside the architecture

  • A floral shop — bringing daily foot traffic and seasonal energy to the corner

  • A two-booth private salon suite — designed so each stylist can operate independently within a shared, beautifully finished space

  • A flexible event space — sized to host pop-ups, workshops, small gatherings, and community programming

Every tenant space was laid out to function independently while contributing to a shared rhythm — the kind of place where you stop in for flowers, leave with a candle from a maker's booth, and book a haircut on your way out.


Branding That Speaks to Place

This project gave us the opportunity to bring architecture, interior design, and branding together under a single creative vision. Working closely with the owner, we refined the name, taglines, and color palette, and designed the building's mark from the ground up.

The "2" in the logo typeface highlights the two-story structure, nods to vintage signage with modern flair, and captures the playfulness of moving between the different spaces inside. From vendor selection to interior finishes, every detail aligns with the brand's vision — creating a cohesive, inviting experience that signals what 828 is and who it's for.



Second Floor — The New Green Couch Design Home

The second floor was originally designed as a sleek coworking space and modern offices. The vision was so compelling we made it our own — Green Couch Design now calls the second floor home as our first official studio.

The space supports both heads-down design work and in-person collaboration, with room for materials, plans, client meetings, and the occasional team event.
